Dear soulsearch,
The yoga karaka Mars who is also the badhaka lord, is afflicted by the nodes and aspected by the 6th & 7th lord Saturn. The lagna lord though exalted, is in badhaka sthana aspected by his dire enemy Saturn. The planets which create trouble like Maandi & Gulika are in the 12th and again aspected by the 6th lord Saturn. It looks like some sort of abichara dosha. The 12th lord in lagna is also a cause for worry regarding her general happiness and prosperity.
The saving grace is the aspect of Jupiter on both Mars & Saturn. But, here Jupiter is again placed in the nakshtra of the badakesh Mars and vitiated by the nodal axis.
In a few months time, she is going to have Saturn return and presently she is running Saturn/Saturn. These are all not very good indicators to get back the property OR even general well being.
If you can afford it, then there is a propitiation for this. Perform an Ekadasa Rudra homa where 11 pundits will chant rudram 11 times each and at the end a homa is performed. This can ward off any type of black magic effects.
If you are a sama vedin, then the pundits should be young less than 25years of age. Saamam-Yavanam. If you are a Yajur Vedin then the pundits should be middle aged between 35 & 50. Yajur-Madhyamam. If you are a rig vedin then the pundits should be old aged above 50. Rig-vrutham. Pls enquire with a few people in your locality and the average cost should not exceed 18K. If you can afford it , then pls go ahead and do it.
All the pundits should belong to the same veda as yours. Cows urine may not suffice. Once this hex is removed, then in Saturn-Mercury you might see some relief.

Dear Ramanan jee, Thank you very much for the frank prediction.
All I can say is WOW! She's not had a remotely happy life and always sacrificed for her children. We were told that her period from June is very good. But alas. Could you suggest where we can do this pooja in India with the correct people (cost/location are unimportant, my mothers peace of mind is most important).

You have to do it in the place where you are living now. Then only the effects will be full. Get around and start enquiring about pundits in your area. Cost in Chennai from the best of them is around 18K.

Since the badhakesh is afflicted and in the 5th house even the children will be affected. No need to see your charts. Once it weakens on your mother then you and your brother will naturally see improvement in your life.
In some other thread you have told that you are a moola nakshatra and this falls in dhanus, the exact rasi where your mom's afflicted badhakesh is present.

Ramanan has already done a thorough analysis. But, Since you are looking for simple remedies, I would recommend that your mom get a photo of Lord LaxmiNarasimha at home. Fast on tuesdays and offer coconut, garland and arti to the Lord, with a very soumya bhava and with utmost purity of heart. She can prepare herself mentally from previous night itself for the service to the Lord. Lord Narasimha is ugra rupa of Shri Vishnu, so one must not lapse in worship deliberately or with laziness etc.
I have also emailed you Narasimha Nakha Stuti for your mom to recite daily. You can ask her to memorize this over a period of time and recite manas whenever she feels like.

1. Badhakesha association with 6th house or lord, or
2. 6th lord in 1st, 7th or 12th house as Mars occupies or aspect lagna.
3. Ketu in 1st, 4th or 10th as Mars aspect Lagna.
Position of Gulika in dusthana or Lagna indicates this stuff used for black magic.
Now, if we see your mother's chart:
Badhakesha is associated with 7th lord and is aspected with 6th lord Saturn. Hence the condition number 1 gets fulfilled indicating it a chance of black magic. To confirm it, Gulika needs to be checked. Now Gulika is placed in 12th house, which is a dusthana and is aspected by 6th lord too. Hence Black magic is confirmed on her chart.
Mahamrityunjaya Japa, Ganapati or Tila homam indicates some relief.
